Remodel Kitchen Price: How the Budget Splits and What Actually Moves It

Every published national average for a kitchen remodel is an average of wildly different projects across wildly different labor markets, which makes it close to useless for deciding what your kitchen will cost. What does transfer between projects is the shape of the budget: how the total divides across categories, and which decisions multiply a category rather than adding to it. Learn the split and you can build an estimate from your own quotes instead of hoping a chart applies to you.

The split that holds across most projects

A full kitchen remodel, meaning new cabinets, counters, appliances, flooring, and finishes without moving structural walls, tends to divide roughly like this.

  • Cabinetry: 25 to 35 percent. Almost always the largest single line, and the one with the widest possible range.
  • Labor and installation: 20 to 35 percent. Higher in high-cost metros, higher again on anything custom, and higher still if the layout changes.
  • Appliances: 10 to 20 percent. This category has the widest consumer-facing spread of any, since a functional package and a professional-grade package are separated by a multiple, not a margin.
  • Countertops: 8 to 15 percent. Driven by material and by how many seams and cutouts the layout forces.
  • Flooring: 4 to 8 percent.
  • Plumbing and electrical rough work: 4 to 10 percent. Small if nothing moves, large if it does.
  • Backsplash, lighting, hardware, paint, and trim: 5 to 10 percent combined. Individually small, collectively enough to matter.
  • Permits, dumpster, protection, and delivery: 2 to 5 percent.

If a quote you receive deviates sharply from that shape, it is worth asking why. A bid where cabinetry is 55 percent of the total usually means the rest of the scope has been under-specified and will be added later as change orders.

One broad rule of thumb still has value: many lenders and appraisers treat a kitchen investment in the range of 5 to 15 percent of a home’s value as proportionate. Spending well above that does not usually come back at resale in the same market.

Cabinetry: the multiplier that sets everything else

Cabinets are priced per linear foot of run, and the tier you choose acts as a multiplier on that base.

Stock cabinets come in fixed widths, usually in 3-inch increments, in a limited set of door styles and finishes. They arrive fast, often from inventory, and they are the baseline. The trade-off is filler strips, because a fixed-width box rarely lands exactly on the wall dimension.

Semi-custom cabinets use the same manufacturing base with modifications: custom widths and depths, more door styles, more finishes, and interior fittings. Expect a semi-custom package to run roughly one and a half to two times the stock equivalent for the same run of cabinets, with a lead time typically measured in weeks rather than days.

Full custom cabinets are built for your kitchen by a shop. Any dimension, any species, any finish, and inset doors if you want them. Figure on two to four times stock for the same run, sometimes more, and lead times of several months.

Within any tier, four choices move the price meaningfully.

  • Box construction. Plywood boxes cost more than particleboard and tolerate a leak under a sink far better. On base cabinets, especially the sink base, this is money well spent.
  • Door overlay. Standard overlay is cheapest, full overlay costs more, and inset doors, where the door sits flush within the frame, cost the most because the tolerances are tight and every hinge is adjustable.
  • Finish. A painted finish generally costs more than a stained one on the same door, because painted surfaces require more preparation and show every defect. Specialty finishes and glazes add more.
  • Interior fittings. Soft-close hardware is now near universal. Roll-out trays, drawer dividers, trash pull-outs, and corner solutions are each an add-on, and a kitchen fully loaded with them can add a noticeable percentage to the cabinet line.

The refacing question comes up constantly. Replacing doors, drawer fronts, and veneering the exposed box faces while keeping the existing boxes typically lands somewhere well below a full replacement of the same tier. It only makes sense if the existing boxes are sound, plumb, and in a layout you want to keep. Refacing a layout you dislike is money spent to preserve the problem.

Labor, and why the same kitchen costs different amounts

Labor is where regional variation lives. The same scope in a high-cost metropolitan market can carry a labor line more than double that of a rural market, and no online estimator captures that reliably.

Within labor, the cost drivers are specific.

Moving plumbing. Relocating a sink means new supply and drain lines, and drains need slope, which means working within the joist bays. If the joists run the wrong direction relative to the move, the job gets substantially harder. Moving a sink to an island adds a vent consideration and floor penetration.

Moving gas. Relocating a gas range requires running new line and pressure testing it, and it usually requires a permit and an inspection.

Electrical upgrades. Modern kitchens need multiple small-appliance circuits, dedicated circuits for the dishwasher, disposal, and microwave, GFCI protection at countertop receptacles, and often a dedicated circuit for an induction range. An older kitchen with two circuits serving everything needs real electrical work, and if the panel is full, a subpanel or a service upgrade appears in the budget.

Structural changes. Removing a wall between a kitchen and a living room is the single biggest cost jump available. If the wall is load-bearing, it needs a beam, the beam needs posts, the posts need a load path to the foundation, and the whole thing needs an engineer’s design and an inspection. Budget for the engineering, the beam, the temporary shoring, the ceiling and floor repair on both sides, and the potential rerouting of anything that ran inside that wall.

Whether anything hides behind the drywall. In a house over thirty years old, opening a kitchen wall commonly reveals something that should be fixed while it is open. That is normal and it is what the contingency is for.

Countertops: material, seams, and the fabrication line

Countertops are priced per square foot installed, but the material cost is only part of it. Fabrication, edge profile, cutouts for sinks and cooktops, and the number of seams all show up on the invoice.

Ranked roughly from least to most expensive: laminate, then butcher block, then entry-level quartz and standard granite, then higher-grade quartz and granite, then marble, then porcelain slab and specialty stone. Within a single material the spread by grade or pattern is often larger than the gap between two materials.

Details that add cost independent of material choice:

  • Undermount sinks cost more to fabricate than drop-in sinks because the cutout is polished.
  • Waterfall edges, where the slab turns and runs to the floor at the end of an island, add both material and a mitered joint that has to be cut and glued precisely.
  • Thick edge profiles built by laminating two pieces of stone add labor per linear foot.
  • Pattern matching across a seam on a veined slab adds material waste, because the fabricator has to cut around the vein rather than nesting pieces efficiently.
  • Full-height backsplashes in the same slab material are essentially a second countertop by area and should be budgeted as such.

Get quotes on the same layout drawing from more than one fabricator. The variation between shops on identical scope is frequently larger than the variation between two similar materials.

Appliances, where the range is widest

A functional appliance package and a professional-grade package do the same tasks and differ by a multiple. Between the extremes, a few decisions matter disproportionately.

Panel-ready appliances, where the refrigerator and dishwasher accept a cabinet front, cost more for the appliance and require custom panels from the cabinet order, so the cost lands in two categories at once. Counter-depth refrigerators cost more than standard depth and hold less, and they are worth it in a narrow galley where a standard-depth unit protrudes into the walkway.

A pro-style range needs more than the range. It needs a hood sized to it, ductwork to the exterior, sufficient gas supply, and in some cases makeup air, because a very high CFM hood can depressurize a tight house. That last item surprises people and is not optional where required.

Buy appliances before cabinets are ordered, or at least lock in the exact model numbers. Cabinet openings are built to appliance specifications, and a change of model after the cabinets are cut is an expensive correction.

Building your own number

The method that produces a usable figure without guessing at averages goes in this order.

First, draw the plan and measure the linear feet of base cabinets and wall cabinets separately. Those two numbers drive the cabinet quote and the countertop square footage.

Second, get cabinet quotes at two tiers on the identical layout. That gives you the multiplier for your specific market and tells you what the upgrade is really worth.

Third, price the appliance package you want by model number, not by category.

Fourth, get countertop quotes on the actual drawing, with the sink and cooktop cutouts and the edge profile specified.

Fifth, take those three hard numbers, and use the percentage split above to back into the rest. If cabinets, appliances, and counters together are around half your total in a typical mid-range project, then the remaining categories plus labor make up the other half, and you now have a bracket rather than a wish.

Sixth, add 10 to 20 percent contingency and treat it as spent. On an older house, use the higher end.

Reading a bid so that two of them can be compared

Most people collect three quotes and discover they cannot be compared, because each contractor scoped the job differently. Fixing that is a document problem, not a negotiation problem.

Write the scope yourself before you request bids. One page listing the layout, whether plumbing moves, the cabinet tier and brand line, the countertop material and edge, the appliance model numbers, the flooring product, the backsplash material, who supplies what, and who hauls the debris. Hand the same page to every bidder. Any quote that comes back with a different scope is telling you something useful about that contractor.

Then look for the items that are commonly excluded and quietly become change orders later.

  • Allowances. A bid line that says a dollar allowance for tile or lighting is a placeholder, not a price. If your selections exceed the allowance, you pay the difference. Compare bids on their allowances, not just on their totals.
  • Demolition and disposal. Dumpster rental, permit for the dumpster in some cities, and haul-away of the old appliances.
  • Drywall repair and paint after cabinets and soffits come out. Removing a soffit always leaves a ceiling to patch.
  • Flooring under the cabinets. If the old flooring stops at the old cabinet line, the new layout will expose bare subfloor. Somebody has to price that.
  • Toe kick, filler strips, crown, and light rail. Trim carpentry on a cabinet job is real hours and it sometimes lands outside the cabinet quote.
  • Appliance installation and hookup, particularly gas connections and dishwasher plumbing.
  • Final cleaning. Construction dust in a kitchen is a job in itself.

Payment structure tells you as much as price. A reasonable schedule ties payments to milestones such as demolition complete, rough-in inspected, cabinets set, and final punch list. A contractor who wants a very large share of the total before any material is delivered is asking you to finance the job, and that is a risk to price accordingly. Deposits for special-order cabinets and slabs are normal and separate.

Confirm licensing and insurance in writing, including general liability and workers compensation, and confirm who pulls the permit. A homeowner who pulls their own permit becomes the responsible party for the inspection, which is occasionally the right call and usually not.

Phasing a kitchen when the whole budget is not there

A kitchen can be split across two seasons without doing the work twice, provided you split it along the right lines. The rule is to complete anything that lives behind or under something else, and defer anything that sits on top.

Phase one carries the disruptive work: electrical and plumbing rough-in for the final layout even if that layout is not fully built out yet, flooring across the entire footprint including under future cabinet runs, wall repair, and paint. Doing the rough wiring now for an island that arrives next year costs a fraction of opening the floor twice.

Phase two carries cabinetry, counters, backsplash, and the remaining appliances. These sit on finished surfaces and can be installed without touching what was done in phase one.

What does not phase well is anything with a matching requirement. Buying half a cabinet run now and half in eighteen months invites a discontinued door style or a finish that no longer matches. Countertops fabricated from two different slabs at two different times will not match either. Anything with a dye lot, a slab, or a finish code should be bought in one order.

The other honest option is a cosmetic-only project. New counters, new hardware, paint on sound existing cabinet boxes, a backsplash, and updated lighting, with the layout and boxes untouched, delivers a meaningful share of the visual result at a small share of a full remodel. It is the right answer for a house being sold within a couple of years, and the wrong answer for a kitchen whose layout is the actual complaint.

Where to cut without regretting it

The cuts that hold up over time share a pattern: they reduce the price of something replaceable rather than something structural.

  • Keep the layout. Not moving the sink, the range, or the refrigerator is the largest single saving available, and it saves in three categories at once.
  • Stock cabinets with upgraded hardware and doors get most of the way to a semi-custom look for a fraction of the difference. The boxes are hidden.
  • Mix countertop materials. A high-end slab on the island where people look, and a durable, less expensive surface on the perimeter runs, reads as intentional.
  • Open shelving in place of some upper cabinets saves cabinet cost, though it converts into a lifelong tidiness requirement.
  • Do the demolition yourself if the contractor allows it and you are careful about what is behind the walls. Paint and simple backsplash tile are also reasonable DIY scopes.

The cuts that people regret are the invisible ones. Particleboard boxes under a sink, an undersized range hood, skipping the electrical upgrade the kitchen actually needed, and cheap drawer glides all save money once and cost attention every day for a decade. If the budget forces a choice, cut the thing you can change later and pay for the thing you cannot.
